520 7th Street, the former home of the Schaefer & Brother Malt House and, most recently, Community Beer Works, is available for lease.
The 11,379 square foot space features a dedicated production area, including a brewing space, walk-in cooler and warehouse with a loading dock, as well as a turn-key taproom with kitchen and mezzanine for offices or private parties, large windows and two outdoor dining areas including a front patio and courtyard beer garden.
Schneider Real Estate Services is handling the listing.
According to Schneider Real Estate Services, “The pre-Prohibition landmark was constructed as a malt house in 1880 and later served as the home of the Merckens Chocolate Company. The building underwent a significant rehabilitation in 2018 with all-new building systems, and redevelopment was completed in 2021 with the addition of 32 apartment units.”

“A small brewery can scale up production without major build-out costs, or the space can be divided for multiple tenants, as it offers a clear separation between warehouse/production and restaurant/taproom areas,” Schneider Real Estate Services said. “The prime location offers exceptional neighborhood highlights including the new Ralph Wilson Park— a 100-acre waterfront park on Lake Erie currently undergoing a $110 million transformation and set to reopen next year—plus proximity to D’Youville University, Kleinhan’s Music Hall, the Peace Bridge, and Downtown Buffalo.”
Moving forward, CBW will join forces with Thin Man Brewery and Smoldered Society to reopen the former Thin Man taproom at 166 Chandler Street, which will now be known as Chandler Street Breweries. Tentative plans call for an opening early next year.
The new taproom, which is being fully redesigned, will feature 24 draft lines, exclusive beer releases, and a diverse menu featuring wood-fired pizza, and numerous other entrees and appetizers. The 6,000-square-foot taproom will be reimagined with an updated modern look, expanded bar, wooden booths, couches, and televisions, including a big projector screen.
